Step 1: Hire a Realtor®

Step 2: Meet with a Lender

In order to be fully aware of how much home you are able to afford, it is important to meet with a Lender prior to starting your search. A Lender can supply you with a Good Faith Estimate and a Pre-Approval Letter to better equip you with all the information you will need when purchasing a home.

Step 3: Find the Home of Your Dreams

Your Realtor® has access to every home listed in the MLS. With their help, you will be able to set up appointments and view properties until you find the one that exactly suits your needs.

Step 4: Submit an Offer for Purchase

Your Realtor® will write up the offer to your specifications using the contracts provided to him or her by the state of Oregon, called an EMA or Earnest Money Agreement.

Step 5: Apply for a Loan

Upon mutual acceptance, return to your Lender of choice and fill out the paperwork for the official loan application.

Step 6: Hire an Inspector

Upon mutual acceptance, the inspection period commences. This involves (typically) a 10-day protected period in which the Buyer performs his or her due diligence in the complete and satisfactory inspection of the property. The Buyer will review property disclosures and the preliminary title report during this time.

Step 6: Negotiate Repairs

Based on the inspection report, the Buyer has the option to submit a Repair Addendum to the Seller and their Agent. This bring Buyer & Seller (and their Realtors®) back to the negotiations table to come to an agreement regarding any concessions or repairs.

Step 7: Final Agreement

Upon mutual acceptance of additional addendums, as well as the complete satisfaction of the appraisal contingency, Buyer and Seller have a fully accepted offer.

Step 8: Sign Final Loan Documentation

The final loan documentation will be drawn up by the Lender for the Buyer to sign.

Step 9: Appointment to Sign at Escrow

You will be contacted by the Escrow Officer of the Title Company where the transfer of title and funds will take place in order to schedule an appointment to come in and sign the final documentation.

Closing officially occurs the day funding is released and the documentation is recorded with the county courthouse.
